Tyreek Hill house is located at 16755 Berkshire Court, Southwest Ranches, FL 33331, inside Landmark Ranch Estates in Broward County, Florida. I am Ramon Weber. I toured the Tyreek Hill house with Carlos, the property manager.
The first thing I noticed inside had nothing to do with the NBA court or the recording studio. There was a leather chair facing the window overlooking the basketball court. A remote on the armrest. Slides on the floor beside it. This house was designed around one person’s life, not around impressing visitors.
The Tyreek Hill house covers 9,326 sq ft on 2.28 acres with 7 bedrooms, 8 bathrooms, an NBA basketball court, a heated saltwater pool, a recording studio, a private theater, and two guest houses. The property is listed at $7.7 million in 2026 after Tyreek suffered an ACL injury in 2025, and the Dolphins released him in February 2026. Let’s have a complete profile overview.

Who Is Tyreek Hill?
Tyreek Hill is the fastest wide receiver in NFL history with a 4.29-second 40-yard dash. He won Super Bowl LIV with the Kansas City Chiefs in 2020, earned four Pro Bowl selections and three All-Pro honors, and became the highest-paid wide receiver in NFL history when the Miami Dolphins signed him to a $120 million deal in 2022.
He grew up in Pearson, Georgia, played at West Alabama, and was selected in the fifth round of the 2016 NFL Draft. In 2025, a torn ACL ended his Dolphins season. The team released him in February 2026. His agent, Drew Rosenhaus, confirmed he targets a return for the 2026 NFL season.

Tyreek Hill House Location on Google Maps
The Tyreek Hill house sits inside Landmark Ranch Estates in Southwest Ranches, a quiet municipality in Broward County. It is 15 miles from Fort Lauderdale and 22 miles from downtown Miami. Southwest Ranches is not the flashy part of South Florida. It is the private part.
Tyreek chose this spot for space, security, and a 30-minute drive to Hard Rock Stadium in Miami Gardens. The gated community keeps his family out of public view. That matters when you are one of the most recognizable faces in the NFL.

Tyreek Hill House Inside Tour
A South Florida real estate firm hired me to photograph and analyze high-end properties in Broward County. The Tyreek Hill house was on the list.
Carlos met me at the entrance. He has managed this property. He has watched the mansion through the purchase, the 2024 fire, and the full restoration. The European Revival facade set the tone. Cream stucco. Terracotta roof. Four columns. Mature palms on every side. Nothing here shouts. It all states.
I stepped inside. Twenty-foot ceilings. Marble floors. And that leather chair facing the court. From there, Carlos walked me through every room.
The Grand Foyer
Twenty-foot ceilings and marble floors greet you at the entrance. A modern chandelier hangs at center height against classical millwork below. South Florida light pours through floor-to-ceiling windows along the rear wall. Tyreek and Keeta removed all ground-floor walls so the foyer, living room, and kitchen read as one open space. Carlos walked me left into the living room first.

The Living Room
Floor-to-ceiling glass at the rear frames the pool, basketball court, and tropical landscaping into a single continuous view. Custom sectional sofa in heavy-duty fabric faces those windows directly. Keeta designed this room herself. Carlos said she wanted it elegant and livable in equal measure. Nothing here requires you to be careful. Everything here is chosen for use.

The Chef’s Kitchen
Sub-Zero refrigerators, Wolf ranges, and multiple ovens line the walls. A 12-foot marble island with a waterfall edge anchors the center with seating on three sides. White and gray cabinetry reaches ceiling height with brushed gold hardware. Sliding glass doors connect directly to the outdoor summer kitchen. You move from stovetop to hibachi grill without breaking stride. The Dolphins’ receiving corps has eaten in this kitchen. The setup handles it.

The Master Suite
Ground-floor master bedroom. The right decision for an athlete who cannot take stairs after a game. King bed, sitting area facing the windows, and direct pool deck access. The bathroom holds a freestanding soaking tub, rainfall shower, heated floors, and double vanities. Patrick’s — Tyreek’s — walk-in closet stores 180 pairs of sneakers on LED-lit shelving. Each pair in its own slot. The closet runs like a private boutique.

The Cheetah Cave, Studio, and Theater
Carlos calls this room the Cheetah Cave. Signed jerseys and championship memorabilia cover every wall. A pool table at the center, a basketball hoop in one corner, a drum kit in another. Recording studio equipment with soundproofed panels lines the far wall. Next door, a private cinema holds eight leather recliners, professional projection, and a sound system that outperforms most commercial theaters.

The Home Gym
The 2024 fire gutted this room. What stands today is better than what existed before. Squat racks, dumbbells up to 120 lbs, Olympic barbells, cardio machines, and full recovery equipment. Rubber flooring. Mirrored walls. Motivational text painted directly on one wall. After his 2025 ACL injury, Tyreek ran his full rehabilitation here. This room exists to protect a career.

Upper Bedrooms and Nursery
Six bedrooms on the upper level, each with custom furniture and an en-suite bathroom. One holds a nursery for daughter Capri, born in November 2024. Soft colors, a crib, a rocking chair by the window. Another functions as a home office. Every room answers a question about who needs to be comfortable in this house.

The Outdoor Spaces: Athletic Complex and Resort Living

Step outside the Tyreek Hill house, and the property shifts mode completely. Athletic training on one side. Recovery and family life, on the other hand. The house connects both.

The NBA court is what separates the Tyreek Hill house from most NFL estates in South Florida. Basketball cross-trains the exact physical qualities football demands. Lateral cuts. Quick releases. Hand-eye coordination. His Dolphins teammates played pickup games on this court during the season.
Before the cost breakdown, here is the story most articles get wrong.
The January 2024 Fire: The Full Story of What Hit the Tyreek Hill House
January 3, 2024. Tyreek was at Dolphins practice. Keeta and the children were home.
Inside the Tyreek Hill house, an upstairs bedroom. A child found a lighter. A toy caught. Then fabric. Then curtains. Fire spread into the walls, the attic, and punched through the roof. Keeta evacuated everyone. Children, pets, and staff cleared the building. Davie Fire Rescue arrived and controlled the blaze after 45 minutes. Fire Marshal Robert Taylor confirmed the cause was accidental. Damage totaled $2.3 million. Fire destroyed multiple bedrooms, gutted the gym, and sent smoke and water through portions of the living areas.
Tyreek played that Sunday. He did not miss a snap. Then he rebuilt with upgraded fire suppression, updated electrical, and higher-end finishes throughout. By mid-2024, the estate was fully restored and better than before.
Tyreek Hill Full Real Estate Portfolio (2026)
Tyreek entered the South Florida property market in 2022 with one goal. Build something permanent. The Tyreek Hill house in Southwest Ranches anchors a two-property portfolio valued at approximately $15 million.
His second property is a condo at the Porsche Design Tower in Sunny Isles Beach. The building’s Dezervator system delivers cars directly to each floor. It gives Tyreek a base near Miami Beach when the main estate is listed.
| Southwest Ranches Estate | $7.7M listed | Primary residence during NFL season |
| Porsche Design Tower Condo | Sunny Isles Beach | Est. $5.5M | Urban base |
The Hill Family: Tyreek, Keeta, and Their Life in South Florida

Tyreek and Keeta Vaccaro started dating in 2020. He proposed on July 4, 2021. They married in November 2023 during the Dolphins’ bye week. Daughter Capri arrived in November 2024. Keeta is a University of Miami graduate, a certified fitness trainer, a licensed real estate broker, and co-founder of Own Flow, a health and wellness brand. Her brother, Kenny Vaccaro, played safety in the NFL. She understood this life before she entered it.
The Tyreek Hill house interior is Keeta’s work. She chose the finishes, the furniture, and the color palette. Carlos confirmed it on the tour. The seven bedrooms, the nursery, the mini golf course — all planned for a blended family first.
| Keeta Vaccaro Hill | Born Feb 14, 1996 | Own Flow co-founder, trainer, real estate broker |
| Capri Hill | Born November 2024 | Nursery in main house |
| Additional children | Multiple from previous relationships | Seven bedrooms serve everyone |
Final Remarks
When I left the Tyreek Hill house that afternoon, one thing stayed with me. That leather chair facing the basketball court said everything. Tyreek and Keeta did not build a showroom. They built a home that protects a career, raises a family, and still makes room for creativity.
With 15 years of studying estates across the country, I have seen very few homes built with this much thought behind every decision. This one earns its price tag.
