Years ago, while researching building technology at MIT, I stood inside a $20 million oceanfront estate. It was a masterpiece of glass and steel—visually stunning and featured in every major design magazine. But within ten minutes, the flaws were obvious: the southern glass walls were creating an unbearable greenhouse effect, the “open” floor plan made private conversation impossible, and the embodied carbon of its construction was astronomical.

That moment taught me a vital lesson: A mansion isn’t a masterpiece if it doesn’t perform. Most luxury real estate is sold on “looks,” but true luxury is found in the intelligence of the engineering.
